The AREA_* constants are used by two of the NWScript commands that detect the terrain type of an area so that these commands can return three values: TRUE, FALSE, and invalid. Since all nonzero values are considered true, these commands return a true value both when they return TRUE (a.k.a. AREA_ABOVEGROUND and AREA_NATURAL) and when they are given an invalid area as a parameter.
